4-point Inspection

Required for insurance. Fast, accurate 4-point and wind mitigation inspections.

Why Florida Requires the 4-Point Inspection

Florida’s home insurance market is unlike any other state in the country. After decades of hurricane losses, insurers in Florida became highly selective about which homes they cover — and at what premium. Citizens Insurance, Florida’s insurer of last resort, led the shift toward requiring proof of a home’s condition before issuing or renewing coverage.

The 4-Point Inspection was the result. Rather than insuring a home blind, carriers now require an independent assessment of the four systems most likely to generate a claim: the roof, electrical, plumbing, and HVAC. If those systems are in acceptable condition, coverage is issued. If they’re not, the homeowner has options — but they need to know the facts first.

At Prospex, we complete the standardized Citizens Insurance form accepted by all major Florida carriers and deliver it the same day as your inspection. No delays, no back-and-forth.

The Four Key Focus Areas

The 4-Point Inspection is required by Florida insurance carriers for homes when obtaining new coverage or renewing a policy. We provide the certified inspection your insurer requires.

Roof

Age, materials, and overall condition. We assess remaining useful life.

Electrical

Service/distribution panels, wiring material, and general condition.

Plumbing

Supply and drain pipe material, water heater age/location, exposed valves.

HVAC

HVAC age and overall condition, condensation line, and presence of a fireplace.

Common Issues Found in Tampa Bay Area Homes

Certain problems come up repeatedly in the homes we inspect throughout Pasco, Pinellas, and Hillsborough counties:

Knowing what you’re working with before you need coverage is always better than finding out when an insurer declines a policy.

What If Issues Are Found?

A 4-Point Inspection is not a pass/fail test — it’s a documentation of current conditions. What happens next depends on what’s found and which carrier you’re working with:

We document honestly. Our job is to give you and your insurer an accurate picture — not to tell you what you want to hear.

Frequently Asked Questions

Most homes take about 2–3 hours depending on size, age, and condition. Larger or older homes can take longer.

Yes, if possible. We encourage you to arrive towards the end of your inspection window to walk you through major findings on site. If you can’t attend, your same-day digital report includes clear photos and summaries.

No. A home inspection is an objective condition assessment. We document issues, safety items, and maintenance needs so you can make informed decisions.

Specialty items like pools/spas, outbuildings, docks & seawalls, generators, etc can be added to the inspection.

Same day. Your interactive digital report is uploaded to your client portal for both you and your agent.

A full home inspection and a 4-Point Inspection serve different purposes. A full inspection is a comprehensive buyer or owner tool. A 4-Point is a specific insurance underwriting form that carriers require in a standardized format — the two are not interchangeable. We can complete both in one visit.
Typically 45 minutes to an hour for the inspection itself. Most homeowners find it significantly faster than a full home inspection. The report is delivered the same day.
Generally one to four years depending on the carrier and the condition of the systems documented. Your agent can advise on when a renewal inspection is needed.

Yes—and this is the most common and cost-effective option. The Insurance Bundle combines both in a single appointment with two same-day Citizens-approved reports. See the Insurance Bundle
