Rapid Post-Storm Roof Certification

Fast roof inspections after storms. We’ll confirm remaining life or document damage.

What Is a Remaining Useful Life Letter?

A Remaining Useful Life (RUL) letter is a certified document from an independent inspector stating the estimated years of serviceable life remaining in your roof based on its current condition. Florida insurers use this document in two key situations:

When you’re obtaining or renewing coverage. Carriers want to know whether your roof is likely to last the policy period. An older roof without a RUL letter is often declined or surcharged. A certified RUL letter from an independent inspector gives the carrier the documentation they need to bind coverage.

When your insurer questions your roof’s age or condition. If a carrier flags your roof as a risk, an independent RUL letter provides objective documentation separate from a roofing contractor’s assessment — which carriers correctly view as having a financial interest in the outcome.

Prospex is independent. We have no contractor affiliations and receive no referral fees from roofers or public adjusters. Our job is to document what we find, accurately, every time.

What We Inspect & Document

After a hurricane or severe weather event, fast documentation matters. We arrive quickly, assess the roof safely, and give you one of two outcomes: 1) certified documentation of Remaining Useful Life (RUL) or 2) a photo-rich, claim-ready record of storm damage. Either way, you’ll know your next step quickly.

Roof Covering & Condition

We assess shingles, tiles, metal panels, or membrane for damage, wear, missing or lifted areas, and overall material condition.

Roof Age & Building Code

We confirm estimated age, permit history, and Florida Building Code standards for installation and fastening.

Leaks or Water Intrusion

Attic and ceiling areas are inspected for staining, active water intrusion, or deterioration caused by wind-driven rain and storms.

Roof Deck, Flashing, Drainage & Slope

We inspect decking integrity, edge and penetration flashings, and slope to verify proper drainage and water-shedding.

After a Storm, Here’s How We Help

No Damage Found

Note: We do not adjust claims; we provide independent documentation only.

Why Independent Certification Matters

After a storm, your inbox will fill with roofing contractors and public adjusters offering free roof inspections. These are not independent inspections. A contractor inspecting your roof has a direct financial interest in finding damage that justifies a replacement. A public adjuster has a financial interest in filing the largest claim possible.

Neither is wrong to use — but neither is an independent assessment of your roof’s actual condition.

Prospex has no contractor relationships and no claim-filing incentives. When we certify a roof as having remaining useful life, that certification carries weight with carriers precisely because we have no financial stake in the outcome. When we document damage, that documentation is objective and photo-supported — which is what an insurer or claims adjuster needs to process your claim correctly.

Hurricane Season and Your Roof

Florida’s hurricane season runs June through November — but the preparation window is now. Insurers often restrict new policy bindings and mid-term coverage changes during active weather events and declared emergencies. A roof certification obtained before storm season:

Nick schedules 24/7 post-storm inspections for clients who need rapid assessment after a weather event. If you’re waiting on a post-storm certification, call directly at (727) 330-3474 — we prioritize post-storm scheduling.

We assemble a claim-ready photo set and notes you can use with your carrier. On request, we'll connect you with All Claims Solutions for public adjuster representation.

Safety first. We walk roofs when safe and accessible; otherwise we use high-resolution aerial imagery to capture the required documentation.

No. This is a professional opinion about visible conditions at the time of inspection. It is not a warranty or prediction of future events.

Asphalt shingles, metal, tile, and low-slope systems (e.g., modified bitumen and membranes).

Many carriers want an inspection after the passing of a hurricane or major storm. Your agent can confirm your carrier’s specific requirement.

No. A 4-Point Inspection evaluates four home systems (roof, electrical, plumbing, HVAC) on a standardized insurance form. A roof certification is a standalone, in-depth roof assessment that produces either a Remaining Useful Life letter or claim-ready damage documentation. They serve different purposes and different carrier requirements — your agent can tell you which one you need.

Most Florida carriers begin requesting RUL documentation on roofs over 10–15 years old. The exact threshold varies by carrier. If your carrier has flagged your roof or is asking for documentation, a certification is typically the answer.
Yes. Our reports are independent, photo-documented, and clearly describe findings. They can be used for insurance claims, disputes, or legal proceedings. We document what we find; how you use the report is your decision.
If we find damage you weren't aware of, you'll receive claim-ready photo documentation with detailed notes. You can submit this to your carrier directly or share it with a public adjuster. We'll also provide an optional referral to a licensed roofing contractor if you'd like an estimate — but that referral carries no financial arrangement between us.
